Pressure Washing & Soft Washing in Bradenton, FL

Roofs, houses, driveways, pavers and pool cages cleaned with the right method for each surface: low-pressure soft wash for roofs and paint, surface-cleaner pressure washing for concrete and pavers.

  • Soft wash for roofs & siding
  • Surface cleaner for concrete & pavers
  • Water-order check before every booking

The short version

Clean roofs and driveways, without the guesswork

Bradenton’s humidity, summer rain and salt air bring algae back fast. We soft wash roofs and painted surfaces and use surface-cleaner pressure washing on concrete and pavers. Manatee County is under a drought water-shortage order through March 31, 2027, so we confirm what’s permitted before we book.

Signs it’s time

Problems we see on Bradenton properties

If you recognize one of these, the surface is telling you it needs attention. Most start as a cosmetic issue and get harder to remove the longer they sit.

Black streaks on the roof

Gloeocapsa magma, an airborne algae, feeds on the limestone filler in roofing materials and spreads across damp, shaded areas.

Green or gray film on stucco and siding

Algae and mildew build up where walls stay damp, such as shaded sides and areas near landscaping.

Dark, slippery driveway and walkways

Algae and organic film on concrete turn slick after rain, which is a safety issue as well as a looks issue.

Orange-brown rust stains

Irrigation water that contains iron leaves rust trails on driveways, pavers and walls wherever sprinklers hit.

Weeds and faded pavers

Joint sand washes out, weeds and algae move in, and unsealed color fades.

Mildew in screens and cage frames

Screens and aluminum frames hold moisture in channels and corners, so mildew builds up where it is hard to reach.

Local conditions

Why Bradenton exteriors get dirty so fast

Warm, damp surfaces are where algae, mildew and mold take hold, and Bradenton’s wet season is long.

  • Black roof streaks are Gloeocapsa magma, an airborne algae that feeds on the limestone filler in roofing materials.
  • Salt and moisture near Palma Sola Bay, the Manatee River and Anna Maria Island hold dampness against roofs, walls and metal.
  • Irrigation water often leaves orange-brown rust stains on driveways and walls.
  • Shade and tree canopy in older neighborhoods keep surfaces damp long after the rain stops.

Important right now

Water restrictions: what they mean for pressure washing

Manatee County is under the Southwest Florida Water Management District’s Modified Phase III “Extreme” Water Shortage, extended through March 31, 2027. Under the district’s published rules, annual pressure washing for appearance alone isn’t allowed. Pressure washing as necessary maintenance, such as removing mold or mildew a broom or blower can’t remove, or preparing a surface for painting or sealing, is allowed. HOAs can’t enforce rules that require pressure washing during the shortage.

We confirm what applies to your property before we schedule.

Method

The right method for each surface

Using the wrong pressure is the most common way exteriors get damaged. Here’s how we match the method to the material.

SurfaceMethodWhy
Tile, shingle & metal roofsSoft wash (low pressure + cleaning solution)Force can crack tile and strip granules. The solution does the cleaning.
Stucco, vinyl, painted sidingSoft washProtects paint and caulk.
Concrete driveways & walkwaysSurface cleanerEven, streak-free results.
PaversSurface cleaner at controlled pressure, then joint sand and sealerKeeps sand in place and slows regrowth.
Pool cages & screensLow pressureProtects screens and aluminum frames.

Maintenance

How often does a Bradenton property need cleaning?

These are typical ranges, not rules. Shade, waterfront exposure, irrigation splash and tree cover all shorten them.

SurfaceTypical intervalCleans faster when
RoofEvery 1–3 yearsIt’s shaded, low-pitched or near open water
House exteriorEvery 1–3 yearsWalls stay damp or sit near sprinklers and landscaping
Driveway & walkwaysEvery 6–18 monthsTree canopy drops leaves and sap, or sprinklers hit the concrete
Pool deck & cageEvery 6–12 monthsThe pool is shaded or surrounded by landscaping
Paver sealingEvery 3–5 yearsSurfaces see heavy sun, traffic or pool chemicals

During the current water shortage, appearance-only washing is restricted. See the water-restrictions guide for what applies now.

How we work

How we approach common Bradenton jobs

Three typical scenarios based on conditions we see across Bradenton, with the method we’d use and what you can realistically expect. These describe our approach, not customer testimonials.

Scenario · Tile roof

Algae-streaked tile roof in an HOA community

The problemDark streaks run down the roof, and the association has sent a notice about appearance.

How we approach itWe identify the roof type and staining first, then soft wash at low pressure instead of blasting the tile. Plants are pre-wet and covered, and we limit foot traffic on the tile.

What to expectStreaks lighten during the visit and can keep fading over the following days. Cracked or loose tiles get pointed out, not hidden.

Scenario · Driveway

Oil-stained, algae-covered driveway

The problemAn older concrete driveway has dark algae, oil spots from a parked car, and orange rust trails near the sprinklers.

How we approach itWe degrease the oil spots, run a surface-cleaner pass for an even finish, and treat rust separately. We check current water rules before scheduling.

What to expectAlgae and most surface staining come off. Old oil and deep rust can lighten without disappearing completely.

Scenario · Waterfront

Waterfront dock and lanai near Palma Sola Bay

The problemSalt residue and mildew have built up on dock surfaces, screens and metal fixtures.

How we approach itWe use gentler methods around screens and aluminum frames, and match the approach to the dock material instead of using one setting for everything.

What to expectSalt film and mildew come off. Corrosion that has already set in won’t reverse, and we’ll say so.

Before you hire

Five questions to ask any pressure washing company

Florida has no statewide pressure-washing license, so the company’s insurance, method and quote tell you much more than a badge does.

  • Can you show proof of general liability insurance and workers’ compensation?
  • What method will you use on each surface: soft wash or pressure?
  • Will I get a written, itemized quote, not just a number over the phone?
  • How do you protect plants, doors and the area around the work?
  • How do the current water-shortage rules affect my job?

Why it matters

The cheapest quote can cost the most

A very low price can mean the wrong pressure on a delicate surface or no insurance if something goes wrong. Damage to roofing, paint or screens usually costs far more than the cleaning did.

HOA notices

Got an HOA notice?

Under the current water order, homeowners associations may not enforce rules that require increased water use, including pressure washing for appearance. If you have a notice, send us a photo. We’ll tell you what the surface needs and whether the order affects the timing.

If you get a notice

What to do

  • Read which condition and deadline it names.
  • Send us a photo of the notice and the surface.
  • We confirm the method and whether the water order affects timing.
  • Keep the record of the work for your file.

Timing

A Bradenton cleaning calendar

Timing matters here because the wet season and hurricane season shape when surfaces get dirty and when they can dry.

Mar – May

Spring

Pollen coats driveways and pavers. A good window to clean before the wet season starts.

Jun – Sep

Summer

Hurricane season begins June 1, and the wet season runs about Jun 5 to Sep 25. Algae and mildew spread fastest.

Oct – Nov

Fall

Hurricane season ends Nov 30. Storm silt and debris stain surfaces, and summer growth shows.

Dec – Feb

Winter

Drier weather helps surfaces dry fully, which matters for sealing pavers and concrete.

Water-shortage rules currently limit appearance-only washing through March 31, 2027.

FAQ

Common questions

How much does pressure washing cost in Bradenton?

Typical 2026 ranges: a house wash runs about $300–$700, roof cleaning about $350–$1,200 depending on the material, a driveway about $150–$450, and paver cleaning about $0.50–$1.00 per square foot. Exact prices come from a written quote. See our pricing guide.

What’s the difference between pressure washing and soft washing?

Pressure washing uses higher pressure and suits hard surfaces like concrete. Soft washing uses low pressure plus a cleaning solution that kills algae and mildew, which suits roofs, stucco and painted surfaces.

How often should a Bradenton home be cleaned?

Many homes need roof and house cleaning every one to three years, while driveways and pool areas often need it more often. Shaded, waterfront and irrigation-splashed surfaces get dirty faster.

Is soft washing safe for tile roofs?

Yes, when done correctly. The Tile Roofing Institute recommends a qualified professional and no more than about 1,300 psi when pressure is used on tile.

Is pressure washing allowed during the water shortage?

Annual pressure washing for appearance alone isn’t. Necessary maintenance, mold and mildew removal, and prep for painting or sealing are. Read the water-restrictions guide.

Can you remove rust or oil stains?

Often they lighten a lot with the right treatment, but deep or old stains may not disappear completely. We’ll tell you what to expect before we start.

Will cleaning damage my plants?

We pre-wet and protect plants before cleaning and rinse them afterward, and we choose solutions with landscaping in mind.

Do Florida pressure washers need a license?

Florida has no statewide pressure-washing license, so ask any company for proof of general liability and workers’ compensation insurance before you hire.

What areas do you serve?

Bradenton and the neighborhoods listed above, plus nearby Manatee County communities. Send your address with your quote request and we’ll confirm.
