Roof Cleaning in Bradenton, FL: Soft Wash for Tile, Shingle & Metal
The black streaks on Bradenton roofs are algae, not dirt, and pressure washing a roof can damage it. We use low-pressure soft washing, where a cleaning solution does the work and the roof is rinsed gently, on tile, asphalt shingle and metal roofs.

The cause
Why Bradenton roofs get black streaks
The streaks are Gloeocapsa magma, an airborne algae that lands on roofs, spreads down the slope and feeds on the limestone filler in roofing materials. Warm, humid weather keeps it growing, and Bradenton’s wet season, from about June 5 to September 25, gives it plenty of moisture.
Shade makes it worse. Older, tree-covered streets around Downtown and Riverview Boulevard stay damp longest, and homes near Palma Sola Bay, the Manatee River and Anna Maria Island see extra moisture and salt in the air.
Is it a problem?
Is a streaked roof actually a problem?
Mostly it’s an appearance issue, but it can matter in a few ways.
- Tile: the Tile Roofing Institute says dirt, algae and moss on tile don’t affect its ability to protect the structure, though HOAs and similar bodies may require regular cleaning.
- HOA notices: streaked roofs are a common reason for violation letters.
- Shingles: check your manufacturer’s warranty and maintenance guidance before any cleaning, because some specify low-pressure or chemical methods.
- Resale: a clean roof reads as a well-maintained home.
Why not pressure wash?
Force is the wrong tool
A pressure washer can crack tile, strip granules from shingles and push water under roofing. The Tile Roofing Institute recommends a qualified professional and no more than about 1,300 psi when pressure is used on tile, partly because wet roofs are slippery. A soft wash applies a cleaning solution at low pressure, lets it work, then rinses gently.
Roof types
How we approach each roof type
| Roof type | Approach | Notes |
|---|---|---|
| Concrete tile | Soft wash with controlled dwell time | Rinsed gently; cracked tiles get pointed out. |
| Clay / terracotta tile | Gentler solution and lower dwell time | The surface wears more easily than concrete tile. |
| Asphalt shingle | Low pressure only | Check manufacturer warranty guidance first. |
| Metal | Soft wash for streaks | Faded or oxidized metal is a different problem. |

Soft wash
Cleaning solution applied at low pressure and left to dwell so it can break down the algae.

A gentle rinse, a look for loose or cracked tiles, and a walkthrough of the result.
Price and timing
What affects the price, and how often to clean
Roof size and pitch, material, how established the growth is, access, and whether you bundle other services all affect the quote. We quote from photos or a look at the roof, and we put it in writing. See our pricing guide for how quotes are built.
Many roofs need cleaning every one to three years. Shaded, waterfront and low-pitch sections regrow faster.
Water rules
Water restrictions and roof cleaning
Manatee County is under a drought water-shortage order through March 31, 2027. Annual pressure washing for appearance alone isn’t allowed, but necessary maintenance and preparing a surface for painting or sealing are. The order speaks to “pressure washing”, so we confirm how it applies to low-pressure soft washing before scheduling.

FAQ
Roof cleaning questions
Will soft washing damage my tile roof?
It shouldn’t when done correctly. Low pressure and the right solution avoid the cracking and granule loss that high pressure causes.
How long do results last?
It varies with shade, humidity and exposure. Heavily colonized roofs usually need cleaning again sooner than lightly stained ones.
Will cleaning affect my roof warranty?
Check your manufacturer’s maintenance guidance first. Many specify low-pressure or chemical cleaning and warn against pressure washing. Keep your invoice.
Can you help with an HOA roof notice?
Yes. Send the notice and photos, and we’ll tell you whether a soft wash fits and give you a record of the work. See our HOA page.
Can you clean metal roofs?
Yes, for streaks. If the metal has faded or oxidized, tell us at quote time, because that needs a different approach.
Do I need to be home?
Tell us when you book and we’ll coordinate gate access and timing.
