House Washing in Bradenton, FL: Soft Wash for Stucco, Vinyl & Painted Siding
Stucco, vinyl and painted siding turn green or gray from algae and mildew in Bradenton’s humidity. We soft wash exteriors at low pressure with a cleaning solution that treats the growth, so paint, caulk and finishes aren’t stripped or forced open.

The cause
Why Bradenton homes turn green and gray
Algae and mildew grow wherever surfaces stay damp. In Bradenton that means shaded sides of the house, walls near landscaping and sprinklers, and anything close to the water, where salt and moisture hang in the air. The wet season, about June 5 to September 25, speeds it up.
Left alone, the growth spreads and gets harder to remove. It also makes a house look older and less cared for than it is.
Surfaces
How we wash each surface
| Surface | Method | Watch-outs |
|---|---|---|
| Stucco | Soft wash | Cracks and failed paint can let water in, so pressure stays low. |
| Vinyl siding | Soft wash | We avoid spraying upward, which can push water behind panels. |
| Painted siding (wood, fiber cement) | Soft wash | Loose or peeling paint can lift. We’ll tell you before we start. |
| Soffits & fascia | Soft wash | Often show mildew first, under the eaves. |
| Doors, trim & fixtures | Rinsed gently | Seals and fixtures are protected. |

- Wood rot or damaged siding

Painting
Washing before you repaint
Cleaning is a standard first step before painting, because paint won’t hold on a mildewed surface. The district’s water-shortage order specifically allows pressure washing in preparation for painting, sealing or other necessary maintenance, so tell us if a repaint is planned.
How often a house needs washing varies. Many Bradenton homes need it every one to three years, and shaded or waterfront walls sooner. See our pricing guide for what affects the quote.
Water rules
Water restrictions and house washing
Manatee County is under a drought water-shortage order through March 31, 2027. Annual pressure washing for appearance alone isn’t allowed, but necessary maintenance and preparing a surface for painting or sealing are. Cleaning ahead of a repaint is allowed, and we’ll confirm how the order applies to a soft wash of your house before scheduling.

FAQ
House washing questions
How often should a Bradenton house be washed?
Many homes need it every one to three years. Shaded sides, waterfront homes and walls near sprinklers get dirty faster.
Will washing strip my paint?
Soft washing at low pressure is designed not to. Peeling or failing paint can still lift, so we’ll flag it first.
Can you wash my house before painting?
Yes. Cleaning before painting is standard, and it’s a use the water-shortage order specifically allows.
Is mildew the same as mold?
Mildew is surface growth that cleaning removes. Mold inside walls is a different problem. Mold assessment and remediation are regulated separately, so we clean exteriors and don’t offer remediation.
What about cracked stucco?
We’ll point out cracks and failing caulk. Repairs are a separate trade, and sealing them before washing is often wise.
